Underground Garage Waterproofing with Lime

This old garage has been built into a hillside, with all of its walls fully underground. A patio has been constructed above it. The walls have been constructed from concrete blocks, and the thick concrete floor has remained unaffected by moisture.

Over time, water began seeping through the mortar joints. While there were no significant leaks, the elevated humidity inside the garage started to impact some of the stored items.

The owners decided to address the dampness problem by replastering the garage walls and ceiling with the Roman lime waterproofing system. The renovation schedule included:

  • The waterproofing of the fabric with the Rinzaffo MGN Roman waterproofing mortar.
  • A lime-cocciopesto second coat for vapour management and control. This traditional material has been used in the Roman baths due to its outstanding humidity-regulating properties.

Here is the condition of the cellar before and after the renovation. The Roman waterproofing coat applied onto all walls and ceiling keeps the water out while allowing the fabric to breathe.
